Gate Motor Maintenance: 10-Step Annual Servicing Guide
Tools and Materials Needed
- Wire brush, clean rags, gear grease (NLGI Grade 2), anti-corrosion spray
- Multimeter, torque wrench (0–50 Nm), screwdriver set
- Replacement battery (if backup battery is 3+ years old)
Step 1: Disconnect Power Before Starting
Switch off the MCB for the gate at the distribution board and lock it out with a lockout tag. Confirm there is no power at the motor with a multimeter before touching any wiring. Safety first — a gate motor can seriously injure someone if it activates unexpectedly.
Step 2: Inspect the Motor Housing
Check the motor housing for cracks, corrosion, or water ingress marks. If you see rust on the PCB or water stains inside, the housing seal has failed. Replace the motor housing cover gasket.
Step 3: Clean and Lubricate the Gear Rack
Use a wire brush to clean the full length of the gear rack, removing accumulated dust, grease, and grit. Wipe clean with a dry rag. Apply fresh gear grease (NLGI Grade 2) across the full rack. Work the grease into the teeth with a gloved hand or brush.
Step 4: Check and Lubricate Gate Rollers and Hinges
Inspect all gate rollers and hinges. Apply a thin film of machine oil to each roller bearing. For swing gate hinges, apply grease to the pin. Check for flat spots on the rollers — replace rollers that have developed flat spots as they cause gate bounce.
Step 5: Inspect and Clean the Photocells
Wipe the photocell lenses clean with a damp cloth. Check that the transmitter and receiver are still aligned — hold a piece of card in the beam path, the gate should stop and reverse. Misaligned photocells are the most common cause of gate stopping unexpectedly.
Step 6: Tighten All Fixing Bolts
Using the torque wrench, check all motor mounting bolts and rack bracket bolts. Retorque to 25–30 Nm. Vibration from 12 months of operation commonly loosens these fasteners.
Step 7: Test and Charge the Backup Battery
Disconnect the mains power and operate the gate 5 times using the remote. The gate should operate normally from the backup battery. Measure the battery voltage under load — it should read above 23V for a 24V system. Replace the battery if it reads below 21V.
Step 8: Verify Limit Switch Accuracy
Run the gate through a full open and close cycle. Confirm it stops at exactly the same fully-open and fully-closed positions as it should. If the gate is drifting from its limits, re-adjust the limit cams.
Step 9: Test the Obstacle Detection
Place a rigid 50 mm object in the gate's path and trigger a close cycle. The gate must stop and reverse within 200 mm of impact. This is a safety-critical test — if it fails, adjust the obstacle detection sensitivity and retest before restoring service.
Step 10: Reconnect Power and Run Final Test
Reconnect the MCB. Run 10 full open-close cycles, watching and listening carefully throughout. Document the service in your maintenance log with date, technician name, and any replacements made.
